Rusting steel lintels above garage doors and wide windows are extremely common on Middle Tennessee brick veneer homes from the 1970s onward. Steel expands as it corrodes and lifts the brick above it, and it shows first as a horizontal crack following the opening. It is a structural repair.
Repointing a wall that is still moving is wasted work. If a crack is active, the new mortar cracks in the same line within a season, so establishing whether movement has stopped comes before any cosmetic repair.

What do stair-step cracks in brick mean?
Movement in the wall below them — usually the foundation settling at one corner or a lintel over a window that has failed. The cracks follow the mortar joints in a staircase pattern. A single old crack that has not changed is history; a crack that is widening, or with one side higher than the other, is current movement and needs the cause found before the brick is repaired.
What is a lintel and why does the brick above my window sag?
The steel or stone beam that carries the brick over a window or door opening. Steel lintels rust, expand and lose strength, and the brick above them cracks and drops. Replacing a lintel means supporting the brick, cutting out the old steel and setting a new galvanized one, then relaying the brick. It is common on houses from the sixties onward.
