Middle Tennessee has a large stock of genuinely old brick — pre-war homes across Davidson County, and older commercial and civic buildings throughout the region — and the single most damaging thing done to that brick is repointing with modern Portland mortar. Historic brick is softer than the mortar sold in most builders merchants, and the joint is meant to be the sacrificial element. Get it backwards and the wall pushes its damage into the brick faces instead, which spall and cannot be repointed back.

The region also has a very heavy concentration of brick veneer on suburban homes from the 1970s onward, and those walls fail in a specific and predictable way: the steel lintels above garage doors and wide windows rust, expand and lift the brick above them. It shows first as a horizontal crack following the line of the opening, and it is a structural repair rather than a cosmetic one.

What is tuckpointing and does my house need it?

Tuckpointing is grinding out deteriorated mortar joints and replacing them with fresh mortar. You need it when mortar is crumbling, recessed noticeably behind the brick face, or you can scrape it out with a screwdriver. Brick outlasts mortar, so a wall with sound brick and failing joints is a repointing job rather than a rebuild — and left alone, water gets behind the brick.

What causes cracks in brickwork?

Foundation movement, most often — Middle Tennessee clay soil moving with moisture. Stair-step cracks following the mortar joints indicate settlement; vertical cracks through the brick itself suggest more significant movement. Cracks over windows and doors usually mean the lintel above has rusted and expanded. The masonry repair is straightforward; identifying what moved and why is the part that matters.

Why is my chimney leaking?

Usually the crown, the flashing, or the brick itself absorbing water. The crown is the concrete cap on top and it cracks with freeze-thaw. Can masonry be repaired to match existing brick?
