Our masons’ approach to chimney repair & rebuild
Chimneys fail from the top down. A cracked crown lets water into the masonry, freeze-thaw does the rest, and by the time the brick is spalling the crown has been failing for years. A proper cast crown with an overhang and a drip edge is what prevents it.
Chimney flashing is where most chimney leaks actually are. Counter-flashing has to be let into a mortar joint and lapped over the step flashing — caulk smeared where the brick meets the roof is the standard cheap version and it fails every time.

Why is my chimney crumbling above the roof?
That is where it takes the weather. The crown — the concrete cap on top — cracks, water gets into the brick and the mortar, and freeze-thaw does the rest. The section above the roofline is rebuilt when the brick is spalling and the joints are gone, and a new crown with a proper overhang and a cap on the flue is what stops it recurring.
Is a leaning chimney dangerous?
Yes. A chimney that has pulled away from the house or is leaning is usually sitting on a footing that has settled or was never adequate, and a chimney is a lot of weight to have moving. It is assessed quickly — the gap is measured and the footing is looked at — and depending on the cause it is either underpinned and tied back or taken down and rebuilt.
